PURCHASING A TINY HOME
- Is there any assembly required?
Our ready-made houses on wheels do not require any assembly. They can be delivered to you ready to be lived-in immediately.
- Does the house arrive in a kit?
We do not package our houses in "kits" or boxes for you to assemble. We can either build the house for you or sell you the house plans to build it yourself.
- Is the trailer included?
Yes, with the standard house designs of 120 square feet or less, we build the Tiny House directly onto a trailer. It is permanently affixed and road-worthy.
- How long would it take for you to build my Tiny House?
Please allow 3 months for delivery from the time of your order.
- What is the cost of shipping?
We can ship the house to you for $4 per mile from Sebastopol, CA, or you are welcome to pick it up from this location.
- Do you offer financing?
At this time, we do not have financing for Tumbleweed Tiny Homes. You might want to look for "green" loans or personal loans.
- Does a Tumbleweed House comply with my building codes?
Unfortuantely we can not answer that question for you. Every county is unique, and codes change regularly. Please contact your local housing authority or a local architect for assistance in that matter.
- Do you ship houses to other countries?
Unless you can manage to find a cheaper option, shipping our houses to other countries will likely be cost prohibitive and not a sensible solution. We are happy to sell Tumbleweed house plans in any country -- so far we have a few people in Canada who are building houses now.
INSIDE THE TINY HOME
- What is the setup for electricity?
It's easy -- all of our houses on wheels are wired for electricity and ready to be plugged in through a plug on the outside. It's up to you to determine the source of that electricity. You could power the house using a standard AC plug-in, or even better, via a solar electric system with an inverter.
- How does the plumbing work?
All of our houses on wheels are plumbed to be connected to public water and sewer unless otherwise specified. Depending on your specific needs, we could include a standard, compost, or RV-type toilet. We recommend that you consult with a green building professional to help with green alternatives such as gray water systems, water catches, etc.
- What appliances are included?
Most of our houses on wheels include a two-burner stove, an under-counter refrigerator, a bar sink, an RV on demand hot water heater, and a propane boat heater. We can certainly work with you if you have specific needs for built-in appliances.
- What about heating and cooling?
Tumbleweed Tiny Houses are very well insulated, easy to heat and cool, and meet the State of California's strict residential energy efficiency standards. Jay typically spent less than $170 (total) on propane to heat his tiny house during the brutal winters in Iowa. In Olympia, Washington, Dee spends an average of $5/month on propane for heating her tiny home.
- Do you have any larger homes?
Sure, Jay has designed houses as large as 770 square feet. These homes are featured in the Tumbleweed Portfolio Volume II where you can study the floorplan drawings and color photos. We only sell the house plans for these larger homes as they would need to be affixed to a foundation. We recommend you consult a local contractor for an estimate.
- Can you customize an existing design for me?
Jay will do minor customizations for $100 per hour. At this time, Jay is only doing custom design work for houses that Tumbleweed will be constructing.
- Can I specify alternative materials for my Tiny House?
Of course. In fact, we encourage you to consider incorporating salvage and second-use materials, and any other green housing customizations that suit you. We can work with you to incorporate them into the home and will adjust the materials price accordingly.

- Where can I see a Tumbleweed Tiny House in person?
Jay currently lives in the Epu house in Sebastopol, CA, and invites tours of his home several times per year. Please feel free to sign up for our e-newsletter where we will announce upcoming tours.
- I'm in the area right now, can I come by and take a look?
Generally we don't offer impromptu tours or schedule an open house for just one person. Please sign up for our e-newsletter where we will announce upcoming tours.
- Is there a Tumbleweed Tiny House close to where I live?
To protect the privacy of the homeowners and their neighbors, we don't publicly advertise home locations. We do, however, encourage homeowners to send us photos and videos that we can share with you via our e-newsletter.
- Can I see Dee's Tiny House?
Dee Williams is happy to set up an appointment for you to visit her homemade tiny house in Olympia, Washington. It is a combination of Tumbleweed's Epu and Biensi designs. For more information, please email us.
BUILDING A TINY HOME
- How long will it take for me to build the house myself?
We sell the house plans, but they don't come with instructions. We are happy to consult with you to help the project go smoothly, but unless you are an experienced builder, we recommend you work with licensed professionals.
- If I know what I'm doing, how long will it take me to build it?
We think it might take you 2 to 3 months, depending on how many people are helping you and how quickly you can order the necessary materials.
- Do you have any contractors you recommend?
We have not gone through the process to find and qualify contractors to build our homes in other areas. If you find one who is good, please let us know!
- I'm interested in a design that used to be on your website, but I can't find it now. Do you still sell plans for that?
Sure, we can sell plans for any of the homes featured in the Tumbleweed Portfolio Volume II. Just give us a call or email.
- Can Tumbleweed assist with building codes?
Unfortuantely no. Building codes change regularly and are different in every county accross the country. We can not advise about compliance with local codes. Please contact your local housing agency or a local architect.
- When is the next workshop, seminar, or open house?

ORDERS AT TUMBLEWEED TINY HOUSE COMPANY
- How long will it take for me to receive my order?
It usually takes 5-10 business days to receive orders placed online or by phone within the continental US. If you have not received your order within that timeframe, please double check that the order was placed, check your shipping address, and write to orders@tumbleweedhouses.com.
- What if I gave you the wrong shipping address?
Please contact us immediately with the corrected information. If your order has not yet shipped, we will correct it immediately with no problem. If your order has already been shipped however, we can only be patient and wait for the returned package to issue a refund. In the meantime, you may re-order on our website to have it shipped to the proper address.
- Can I make an international order?
Yes! When you make your order online, select your ship-to country and proceed through the checkout. You will be charged $2 extra for international shipping.
- Can I make an order by phone or by mail?
To order by phone, please email us your phone number and a good time to contact you.
For mail orders, send your name, phone number, shipping address, and item(s) desired along with US check or money order. Don't forget to add $3.99 shipping for US addresses. California residents must pay 7.75% sales tax. Our address is P.O. Box 941, Sebastopol, CA 95473.
